An electrical inspection in Tampa Bay by a licensed contractor is different from a home inspection. A home inspector looks at the electrical panel from the outside, notes the brand, and calls out obvious issues. A licensed electrical contractor opens the panel, checks breaker condition and sizing, tests for signs of overheating, verifies GFCI and AFCI protection throughout the house, and identifies specific code violations.

We charge $89 for the inspection. That covers the site visit, the written report with photos, and a repair quote if you want one. License ER-13016759 — required if your insurance company needs a signed letter.

Pre-purchase inspections are common. A general home inspection may flag the panel brand and recommend "further evaluation by a licensed electrician." We are that electrician. We tell you specifically what's wrong, what's code-compliant, and what repairs would cost. That information is useful when negotiating a purchase price.

Insurance companies in Florida increasingly require a licensed electrician's letter confirming the electrical system is safe to insure — especially for older homes changing hands. We provide that letter. If the system has problems, we tell you what they are. We won't sign off on a system with live safety issues.
